1. WHAT IS ROLLING HILLS ESTATE?
A lifestyle residential development just 2hrs out of Johannesburg, in the Mpumalanga highlands, ecologically friendly and offers striking living space. It is  situated on a 687ha property plus a 106ha ecological area which provides a tranquil haven for those seeking refuge from the busy city life. Currently it  offers freehold stands.  
An Hotel and timeshare, an eco-village and lifestyle village for active retirement will be considered for future expansion.  The estate itself has popular  Mpumalanga country activities,; trout dams and rolling hills…and some not so usual offerings, i.e. solar panels, self-sustainability and a skew to environmental consciousness;

3.    WILL THERE BE PHASES IN THE DEVELOPMENT?
Yes, Phase 1 with a fully developed infrastructure is currently being marketed and offers 177 freehold stands ranging in size from  1400 sqm.to 3500m2    .  A further two phases will be developed which will include an eco-village and a lifestyle village catering for active retirement.
 
4.    WHEN WILL THE INSTALLATION OF SERVICES BEGIN?
Phase 1 infrastructure is complete with architectural guidelines to assist potential buyers through the process of building their dream home.
Basil Read has already built a smart house on site, in Phase 1, complete with all the finishes, to demonstrate the vision of the Estate. This visually stunning unit highlights the design and innovative energy mix including proper insulation, geothermal power for space and water heating, gas for cooking and solar power to run appliances.
A magnificent  interchange on the N4 highway allows residents and guests easy and safe access to and from the estate.    
The main gatehouse, a key focal point and the main access area to Rolling Hills Estate, is complete. This state-of-the-art structure also houses the onsite sales office and the control room of a 24-hour security access system.

6.    WHAT DOES THE FAUNA AND FLORA INCLUDE?
Set against the Steenkampsberg Mountains, the estate is also home to 200 species of wild flowers and 150 species of birds, making it ideal for bird watchers. It also is home to the Grey Rhebok, African Wild Cat and Blesbok and three species of the endangered South African Cranes. Of course, a major attraction is trout fishing and Rolling Hills Estate ensures well-stocked and managed trout dams, as well as natural streams and fountains. The estate is also ideally suited for hiking trails, biking,  and high altitude sports training.
 
7.    WILL THERE BE RETAIL SHOPS AT ROLLING HILLS ESTATE?
 There is allowance for convenience retail shops on the Estate  that  will be developed as required.
 
8.    WHAT SHOPPING CENTRES AND SCHOOLS ARE IN THE AREA?
There are shopping centres and schools in Belfast which is the nearest town. 
 
9.    WHAT ANIMALS WILL BE ALLOWED?
Animals or pets are not allowed onto the Estate, this is to ensure the preservation of the sensitive fauna and flora on the Estate.
 
10.    WILL YOU INTRODUCE WILDLIFE INTO THE DEVELOPMENT?
Rolling Hills Estate is already home to the Grey Rhebok, African Wild Cat and Blesbok and three species of the endangered South African Cranes. You will find them freely roaming the estate.
 
11.    WHAT IS THE SECURITY IMPLEMENTED AT THE ESTATE?
Rolling Hills Estate is surrounded by 2.1 metre perimeter fencing and access to the property is controlled through the main gatehouse. This state-of-the-art control system not only provides residents with a sense of security, but its impressive architectural structure serves as a perfect welcome. A 24-hour on-site security team makes feeling safe here the rule.
No staff accommodation will be permitted on the estate and all Owners are required to get permission from the Belfast Council as well as the Rolling Hills Estate Owners’ Association to use any dwelling as a home office.
 
12.    WHAT ARE THE SECURITY RULES DURING BUILDING ON SITE?
Construction hours are restricted to 0700-18:00, Monday to Friday. All employees, contractors and subcontractors and delivery persons must adhere to security procedures. Access control of all deliveries and contractors will be through the service gate entrance.
 
13.    WHAT ARE THE LEVIES ON THE ESTATE AND WHAT DO THEY INCLUDE?
 The levies are currently R1050-00 per month, and  reviewed annually by the Rolling Hills Estate  Owners’ Association. The levies are used for maintenance and operation of the development. The figure excludes all utility charges and property taxes.
 
14.    WHAT ARE THE ACTIONS BEING PUT IN PLACE TO ENSURE ADHERENCE TO THE ARCHITECTURAL GUIDELINES?
A Design Review Committee consisting of representatives of the Developers, Estate Architect and Rolling Hills Estate Owners’ Association ensures adherence to the Architectural Guidelines.  It is a requirement of the Rolling Hills Estate Constitution that all building plans be submitted to the Design Review Committee for consideration before submission for approval to the local authority. Owners are not permitted  to erect any  building or structure without the written consent of the Design Review Committee.
 
15.    WHERE DO WE GET A COPY OF THE ARCHITECTURAL GUIDELINES?

16.    WHO ARE THE PREFERRED BUILDERS?
 Basil Read can assist in recommending suitable local builders.  Owners are welcome to use their own builders but all builders need to have their credentials checked by Basil Read beforehand.  Request necessary compliance documents  from This e-mail address is being protected from spambots. 17.    WHO ARE THE PREFERRED ARCHITECTS?
Lyt Architecture is  the appointed Estate Architect. Owners can either use the appointed estate architect or they can select their own architect in accordance with the criteria and procedures as published in the Architectural Guidelines. 
 
18.    WHO IS CURRENTLY ON THE HOME OWNERS’ ASSOCIATION?
The Home Owners Association is made up of all stand owners. The current elected directors are Mr Chris Erasmus (Sunset Bay 252 Trading), Mr John Brink (Sunset Bay 252 Trading), Mr Yusuf Patel (Sunset Bay 252 Trading) and Mr. Michael Hermanson (Estate Owners’ representative). 
Note: Sunset Bay Trading  252(Pty) Ltd., is the entity that owns the Development, and in turn,  is wholly owned by Basil Read (Pty) Ltd.
 
19.    WHEN DO WE GET TO ELECT OUR REPRESENTATIVES?
An Annual General Meeting is held to elect the directors of the Estate Owners’ Association. The last meeting was held on  9 May 2013.
