11. WHAT IS THE SECURITY IMPLEMENTED AT THE ESTATE?
Rolling Hills Estate is surrounded by 2.1 metre perimeter fencing and access to the property is controlled through the main gatehouse. This state-of-the-art control system not only provides residents with a sense of security, but its impressive architectural structure serves as a perfect welcome. A 24-hour on-site security team makes feeling safe here the rule.
No staff accommodation will be permitted on the estate and all Owners are required to get permission from the Belfast Council as well as the Rolling Hills Estate Owners’ Association to use any dwelling as a home office.
12. WHAT ARE THE SECURITY RULES DURING BUILDING ON SITE?
Construction hours are restricted to 0700-18:00, Monday to Friday. All employees, contractors and subcontractors and delivery persons must adhere to security procedures. Access control of all deliveries and contractors will be through the service gate entrance.
13. WHAT ARE THE LEVIES ON THE ESTATE AND WHAT DO THEY INCLUDE?
The levies are currently R1050-00 per month, and reviewed annually by the Rolling Hills Estate Owners’ Association. The levies are used for maintenance and operation of the development. The figure excludes all utility charges and property taxes.
14. WHAT ARE THE ACTIONS BEING PUT IN PLACE TO ENSURE ADHERENCE TO THE ARCHITECTURAL GUIDELINES?
A Design Review Committee consisting of representatives of the Developers, Estate Architect and Rolling Hills Estate Owners’ Association ensures adherence to the Architectural Guidelines. It is a requirement of the Rolling Hills Estate Constitution that all building plans be submitted to the Design Review Committee for consideration before submission for approval to the local authority. Owners are not permitted to erect any building or structure without the written consent of the Design Review Committee.

Lyt Architecture is the appointed Estate Architect. Owners can either use the appointed estate architect or they can select their own architect in accordance with the criteria and procedures as published in the Architectural Guidelines.
18. WHO IS CURRENTLY ON THE HOME OWNERS’ ASSOCIATION?
The Home Owners Association is made up of all stand owners. The current elected directors are Mr Chris Erasmus (Sunset Bay 252 Trading), Mr John Brink (Sunset Bay 252 Trading), Mr Yusuf Patel (Sunset Bay 252 Trading) and Mr. Michael Hermanson (Estate Owners’ representative).

19. WHEN DO WE GET TO ELECT OUR REPRESENTATIVES?
An Annual General Meeting is held to elect the directors of the Estate Owners’ Association. The last meeting was held on 9 May 2013.
